2 bedrooms in a house for rent

It is a private owned, rent-by-owner, 3-bedroom with 2.5 bathroom house.
One bedroom is bigger than the other.



*Perfect location* – only 1.2 miles away from MSU College of law. 4 minutes
driving to International Center, business school and MSU law parking
garage. 30 minutes walking and bus is available outside the house on the
main-road goes directly to campus.

3 minutes drive to Oriental market, foods for living. 5 minutes drive to
Meyers in Okemos.

15 minutes walking to Hannah plaza.

1 block nearer to campus than the Waterberry apartment

Private community, extremely quite and safe.



*Fully equipped kitchen* with oven, microwave, brand new dishwasher,
fridge, in-door grill and so on.

Washer and dryer are equipped as well.

In door *parking* available for 2 cars.

Two *bedrooms *are both fully furnished with bed, table, chair, and any
other furniture that is available in the house could be put into your use.

1.5 bathrooms are to be shared by 2 tenants if both bedrooms are occupied.

The house is very spacious with big living room with dining table and sofa.
Also a study room

House is with all hardwood floor, no carpet

There is Ping-Pong table in the basement, treadmill, weights and other
workout facilities available for you to utilize



The other persons living in the house are my husband and I, the owners. We
are both in MSU law JD program. We are very easy going and honest persons.
I am Chinese and my husband is American. My husband will be the only person
lives in the house during June to December, as I will be in China for half
a year.



*Fees*:

1.      Rent: bigger room-$500/month; smaller room-$450/month. If both
rooms are occupied, the rent for both rooms will be deducted by $50 as you
need to share the 1.5 bathroom together (Compare - The nearest apartment,
The Waterberry place, was $680/room for a three bedroom apartment with half
the size of our rooms last year. The price increases every year there)

2.      Security deposit: each tenant should pay a 1-month deposit in
advance. The security deposit is to be returned at the end of the lease
term. Nothing would be charged if the contract is fully executed by both
parties

3.      Utilities: water; Internet; gas and electric are to be shared by
the number of persons living in the house, not by the rooms. The average
cost of each month spread out the whole year is not to exceed $100/month.
Trash is included in the rent.

*Lease Agreement:* Formal lease agreement will be signed based on agreement
reached by both parties

*Requirement for tenant:*

1.      Male only

2.      Credit of the tenant needs to be provided

3.      The copies of ID should be provided to the landlord for security
reasons

4.      Background check could be ran depends on specific circumstances

5.      The tenant needs to be clean and with good living habits. Easy
going and honest

6.      We have a cat at home, so the tenant should be, at least, not
anti-animal

7.      The house is pets friendly

8.      Other specific terms is to be determined after negotiation

*Leasing Term*

1.      The term of lease could be half year – June 1 to December 31.
Renewal is available if you can accept living with a half-year old baby
(The baby will be living in the house from January, 2015)
